The Story Behind Panorama
Panorama is a planned mixed-use development in Pankrác, Prague 4, one of Prague’s established business districts with strong long-term potential.
The location is one of the project’s key strengths. Pankrác is already a well-established business hub with offices, residential buildings, retail, services and excellent public transport accessibility. The area is served by Metro C and is expected to benefit further from the future Metro D connection.
According to the current project overview, the office component represents approximately 13,000 sqm of above-ground gross building area, the residential component approximately 54,800 sqm and the hotel component approximately 11,200 sqm.
Panorama is therefore intended as a long-term urban development combining scale, accessibility, architectural ambition and a balanced mix of functions in one of Prague’s important city districts.
The final form, timing and parameters of the project remain subject to permitting, further approvals and ongoing project development.
Why This Story Matters
Panorama demonstrates PS Group’s ability to participate in large-scale projects with long-term strategic relevance.
The project combines investment, permitting, development, marketing, sales and leasing, and legal expertise within one complex urban scheme. It reflects PS Group’s strength in projects where several asset classes, multiple stakeholders and long-term value creation need to be managed in parallel.
For PS Group, Panorama is a flagship mixed-use project in one of Prague’s important development locations. It reinforces the Group’s position as an experienced investor and development partner capable of contributing to projects with the potential to shape Prague’s urban landscape in the coming years.

The final sustainability measures will be further developed as the project progresses through preparation and permitting.
